  • Round 3:  Tracts 25, 28, 33 & 34 (all these tracts have improvements on them) to be offered by the tract utilizing the pick & choose auction method.  The highest bidder will have the priority to select the tract, or tracts desired at that price (these tracts do not have to be contiguous).  The amount per tract will be multiplied by the number of tracts selected to determine the total amount.  This process will continue until all the tracts in this round have been selected.

  • Round 4:  Tracts 19, 20, 21, 22, 23, 24, 26, 27, 29, 30, 31, 32, 35 & 36  to be offered by the acre utilizing the pick & choose auction method.  The highest bidder will have the priority to select the tract, or contiguous tracts desired at that price.  The amount per acre will be multiplied by the total number of acres in the tract, or tracts selected, to determine the total amount.  This process will continue until all the tracts in this round have been selected.

3rd OFFERING:  We will be offering the following tract groups:

  • Group A:  Tracts 2,3,4,5,6,19,20,21,22,23, 24 & Private Road A totaling 53.10 Acres.

  • Group B:  Tracts 7,8,9,10,11,25,26,27,28,29,30 & Private Road B totaling 45.48 Acres.

  • Group C:  Tracts 12,13,14,1,31,32,33,34 & Private Road C totaling 40.39 Acres.

  • Group D:  Tracts 15,16,17,18,35, 36 & Private Road D totaling 19.21 Acres.

Groups A,B,C & D will be offered by the group utilizing the pick & choose auction method. After the 2nd offering has been completed we will total the amounts of the tracts contained in each respective group. In order to have the priority to select a tract grouping in this round, the incremental increase must be a minimum of $5,000 more than the total of the tracts in the group, or groups selected. The highest bidder will have the priority to select the group, or groups desired, by adding the highest bid amount onto the total amount of each group selected (these groups do not have to be contiguous). This process will continue until all the groups have been selected, or the minimum bid of $5,000 is not attained.

  • There will be a 7.5% Buyer’s Premium added to all winning bids to determine the final sales and purchase price.

  • Any purchaser of real estate will pay a 20% non-refundable deposit the day of the auction with the balance due on or before April 6, 2010.

  • Possession and use will be granted with the deed.

  • 2010 real estate property taxes will be pro-rated between the Seller and Buyer(s) as of the deed date.
