ORDER OF SALE 

1st Offering:  To be offered as a whole, TRACT 1TRACT 2 & TRACT 3 grouped together totaling 3.46 acres (+/-), per survey.

2nd Offering – Round 1:  TRACT 1 (Home Tract) to be offered individually.

2nd Offering – Round 2:  TRACT 2 & TRACT 3 to be offered BY THE TRACT utilizing the ‘pick & choose’ auction method.  The highest bidder will have the priority to select TRACT 2, TRACT 3, or both tracts at that price per tract.

Note:  No sale is final until all offerings have been completed.  The real estate will be sold per the offering realizing the most money for the Seller.

 

TERMS & CONDITIONS 

* A 10% Buyer’s Premium will be added to all winning bids on the real estate & personal property items to determine the final sales and purchase price.

* 6% Kentucky State Sales Tax will be added to the final sales and purchase price on all non-real estate items (except the vehicles and tax exempt farm machinery & equipment items). If you are tax exempt please provide the proper                                         documentation at registration.

* Any purchaser of a real estate tract will pay a 20% deposit of the final sales and purchase price the day of the auction.  The balance will be due on or before July 18, 2022.

* Any purchaser of personal property or a non-real estate item must pay in full by cash or check with sufficient funds the day of the auction.

* The 2022 real estate property taxes will be pro-rated as the deed date.
